Summary:
This contract will provide for the sale of six (6) parcels located in the Dansville
Neighborhood in Largo in order to advance one or more County development goals.
Background Information:
On October 17, 2017, the Board of County Commissioner (Board) approved the ranking of firms and authorized staff to negotiate an agreement with the top ranked firm, Bright Community Trust, Inc. (BCT) for the sale of forty six (46) parcels. The Board authorization also provided direction for staff to enter into negotiations with the next highest ranked firm(s), if deemed necessary.
On March 28, 2018, staff received notification from BCT withdrawing their proposal for the Dansville development project; staff proceeded with negotiations with HFH, the second ranked firm
HFH proposal was limited to six (6) parcels located on Oak Street in Dansville. The negotiated sales price of $75,000 is $24,500 below the original offered amount due to deed restrictions for County imposed affordable housing requirements and Florida Department of Environmental Protection restrictions on groundwater use following site remediation.
HFH has successfully completed the development, construction and sale of thirteen affordable houses in the Dansville community since the July of 2016. The sale of these lots will further assist the County to meet the goal of thirty-one affordable houses as required by Community Development Block Grant funds.
Fiscal Impact:
Estimated revenue not to exceed $75,000.00
Proceeds will be deposited into the Community Development Grant Fund
