Bid no. 167-0453- B(PF); PID no. 002885A; in the amount of $271,000.00 on the basis of being the lowest responsive, responsible bid received meeting specifications.

Summary:
The purpose of this project is to recoat a portion of the roofing system at the STAR Center (Phase 3 - Area 9). The recoating in this area will eliminate leaks and prolong the life of the underlying roof system. Estimated completion of the project is 70 consecutive calendar days.
Background Information:
This project involves the recoating of the subject roof area with a waterproofing product, and any ancillary repairs. The area in question is mainly above anchor tenant’s electronic equipment production assembly lines.
The award recommendation is for the base bid amount only. The invitation to bid included an alternate for additional square footage; the alternate is not recommended for award as it is beyond the project budget.
Currently, there is a contract for sale of the STAR Center, but contingent upon the resolution of several survey and title issues. There is no guarantee the sale will take place. The project is needed to eliminate several leaks in this roof section above the anchor tenant’s manufacturing footprint. If leaks continue, there is a potential liability risk for intruding water to damage the tenant area and/or create an indoor air quality issue.
Fiscal Impact:
Total expenditure not to exceed: $271,000.00
Funding is derived from the STAR Center Capital Improvement Fund.
