Approval of Change Order No. 1 with Anderson & Shah Roofing, Inc. of Florida for the Roof Recoating Project at the Young-Rainey STAR Center (STAR Center) (Phase 3 - Area 9).

Bid no. 167-0453-B(PF); PID no. 002885A; in the amount of $79,000.00 for a revised contract amount of $350,000.00

Summary:

Change Order No. 1 adds 37,314 square feet to the original project scope.  Subsequent to the contract award, an additional area was found that requires recoating to maintain watertight integrity over the anchor tenant’s manufacturing area.

 

Background Information:

This contract was awarded by the Board of County Commissioners (Board) on September 26, 2017.  The original work scope was 67,364 square feet.

This project involves the recoating of the subject roof area with a waterproofing product, and any necessary ancillary repairs, to make the roof watertight.  Estimated completion of Change Order No. 1 is 40 consecutive days resulting in a total project time frame of 110 consecutive days.

Currently, there is a contract for sale of the STAR Center, but contingent upon the resolution of several survey and title issues.   There is no guarantee the sale will take place.  This project is needed to eliminate leaks in the roof section above the anchor tenant’s manufacturing footprint.  If leaks continue, there is a potential liability risk for intruding water to damage the tenant area and/or create an indoor air quality issue.

 

Fiscal Impact:

Original estimated expenditure not to exceed:     $271,000.00

Increase due to Change Order No. 1:                  $  79,000.00

Revised total expenditure:                                    $350,000.00

 

Funding is derived from the STAR Center Capital Improvement Fund
