Summary
The property sought to be foreclosed upon is located at 6481 Ulmerton Rd., in unincorporated Largo (the “Property”)
From November 2019 through August 2020, the property owner, Pavel Pristash, was issued multiple notices of violation for violations of various code provisions, including, but not limited to minimum housing, trash and debris, failure to obtain zoning clearance for operation of a vehicle storage terminal / junkyard and placement of two (2) mobile homes on the property, and failure to comply with the approved site plan. In January 2021, an administrative fine was assessed until compliance is achieved. As of August 21, 2023 a lien in the amount of $100,117.30 has been imposed by the Special Magistrate for these violations. The liens have not been satisfied.
The property to be foreclosed upon is non-homestead property. The Special Magistrate authorized foreclosure on November 12, 2023; the property was not in compliance as of the date of the hearing.
This authorization includes bringing suit against all defendants that are or may become necessary to fully litigate this action.
