Sitting as the Countywide Planning Authority, adopt an ordinance approving Case No. CW 24-15, a proposal by the City of Largo to amend the Countywide Plan Map from Residential Low Medium to Retail and Services, regarding 1.12 acres more or less, located at 2565 Haines Bayshore Road. 

 

                     The site currently has a single-family residence and is adjacent to an existing aquatic vehicle dealership.

                     The property owner plans to expand the Quality Boats of Clearwater facility, which will include boat sales, storage, and maintenance.

                     This amendment aligns with the Countywide Plan’s goal to accommodate commercial uses in areas with high visibility and accessibility.

                     The Development Agreement restricts the use to mitigate impacts on neighboring residential areas and includes provisions for the expansion of the Pinellas Trail, enhancing regional connectivity.

                     The amendment does not significantly affect public educational facilities or adjoining jurisdictions and will utilize existing infrastructure, resulting in a shift from residential to commercial use.

                     Forward Pinellas and the Planners Advisory Committee each unanimously recommended approval of the proposal.

Forward Pinellas, in its role as the Pinellas Planning Council, voted 10-0 to recommend approval of the proposal.  The Planners Advisory Committee recommended approval of this case by a vote of 15-0.
