Approval and execution by the County Administrator of a Land Trust Agreement with the Housing Finance Authority (HFA) of Pinellas County for Lealman Heights Townhomes by Habitat for Humanity Tampa Bay Gulfside for the development of affordable housing.
• Lealman Heights Townhomes is a new construction multi-family housing development that will consist of twenty-six (26) affordable townhome units. Thirteen (13) of the units will be restricted to households earning 80.0% of Area Median Income (AMI), and thirteen (13) of the units restricted to 120.0% AMI.
• The development is located at 4000 58th Avenue North in Lealman and the land will be placed in the County Land Trust ensuring permanent affordability of the project.
• The development was approved as the top ranked proposal in response to 24-0729-RFN by the Board of County Commissioners (Board) on February 25, 2025.
• This item has no fiscal impact on Pinellas County. The HFA is a dependent special district of Pinellas County. Conduit financings pledge neither the HFA’s nor the County’s credit, and neither are responsible for payment of the debt except from funds received from the borrower or the developer.
