Background/Explanation:
This Lease for 11,000 square feet of office space was approved by the Board of County Commissioners on July 17, 2007.
The Second Amendment provided for a five (5) year lease term with two (2) one (1) year options commencing on September 1, 2016; the final one (1) year renewal option, commencing September 1, 2022, has been exercised pending execution of this Amendment.
The Tax Collector has discussed the potential to close this location and move staff into the future North County Service Center (NCSC). The terms outlined in this Amendment align with the planned construction and relocation of the Tax Collector to the future NCSC located at 29582 U.S. Highway 19 North, Clearwater.
This Amendment to the Lease provides for an extension of the existing term for a period of 28 months with two (2) one (1) year renewal options. The Amendment also transfers certain maintenance responsibilities from the landlord to the County’s Facilities Operations Division (FO) in order to provide the Tax Collector with better response times and a higher level of service. Due to the decrease in maintenance and repair responsibilities, the parties agreed to an annual decrease in rent of $47,166.94, which will be used to offset expenses incurred by the FO.
