Approval by the County Administrator of a waiver due to hardship with connection to the available County sanitary sewer service at 12050 74th Avenue North in the unincorporated area of Seminole, as per County Ordinance 126-302.

 

                     Recommend approval of waiver due to hardship with connection to the available County sanitary sewer service, as per County Ordinance 126-302.

                     Distance to connect is over 390 feet from new home to the right of way.

                     While there is a sewer line available within 100 feet of the property line, connecting to the structure requires running over 390 feet of pipe, which presents significant challenges due to the property's topography and the length of the necessary connection.

                     Based on above facts, justifiable for the property owner to request hardship with connection to County sewer system.

Summary:

Currently, there is a hold on all related building permits for the project due to the septic installation issue.  The property owner will be responsible for maintenance and repair of the state permitted private septic system.

 

Background/Explanation:

The site developer, Omar Abbas, had reached out to the Utilities Department regarding connection to potable water and sanitary sewer system serving this project. The logistics of installation of sanitary sewer were cost prohibitive for a single-family residence due to the requirement to install a private sanitary pump station, 390 feet of connecting pipe to reach the right of way and connection to the service lateral for the lot. The frontage portion of the lot is 330 feet long and is15 wide.  There is a common driveway shared by another neighbor. Installation costs and access for the driveway would be excessive and adversely impact ingress and egress for the neighboring lot.
