Sitting as the Countywide Planning Authority, adopt an ordinance approving Case No. CW 26-13, a proposal by the City of Dunedin to amend the Countywide Plan Map from Public/Semi-Public to Retail & Services, regarding 1.17 acres more or less, located at 1241 San Christopher Drive.
• The property has historically supported Dunedin’s Parks Division operations, including offices, maintenance, and storage, and currently contains an approximately 15,750-square-foot building that is no longer used for municipal purposes.
• The City declared the property surplus in 2022 and proposes the amendment to facilitate future private use of the property, with the proposed Retail & Services designation allowing commercial and service uses that are compatible with the surrounding area.
• From a countywide perspective, the proposed amendment represents a logical and supportable amendment to the Countywide Plan Map. The Retail & Services designation reflects the established pattern of non-residential uses along the southern portion of San Christopher Drive and provides opportunities for commercial, service, and employment uses that serve the community.
• The amendment would allow the Countywide Plan Map designation to better reflect the property's transition from a municipal facility to private use while maintaining compatibility with the surrounding area.
• The proposed amendment supports Countywide Plan Strategies for coordinated development, efficient use of existing developed land, and providing an appropriate mix of uses that responds to community and employment needs.
• Forward Pinellas and the Planners Advisory Committee each unanimously recommended approval of the proposal.
