Approval and execution by the County Administrator of Change Order No. 1 with Gibson Air Conditioning and Refrigeration, LLC for the STAR Center Air Handler Replacement project 138, 154, and 189.

 

                     This project consists of supplying, installing, and replacing three current air handler units at the STAR Center which are beyond their useful life.

                     Change Order No. 2 increases the contract by $27,588.52 for a new total of $916,241.52 and extends the agreement term by 250 consecutive calendar days for a new total duration of 730 consecutive calendar days.

                     The change order is needed due to an unforeseen condition that was uncovered when AHU-138 was being installed on the existing roof structure. The existing AHU curb was not installed properly on top of the metal roof decking.

                     The Board of County Commissioners awarded this project on May 10, 2022. Change Order No. 1 was approved by the County Administrator on August 17, 2022, to increase the contract by $13,653.00 and extend the agreement term by 230 days for a total duration of 480 consecutive calendar days.

                     Funding is available under STAR Center AHU 138, 154, 189 Replacement Project 004564A, included in the Capital Improvement Plan, funded by the STAR Center Fund, in the amount of $28,000.

Summary:

Due to supply chain issues, we are granting the contractor, (Gibson Air Conditioning & Refrigeration LLC), a time-extension and increase to their agreement. The Agreement term has been increased by 250 consecutive Calendar Days for new Agreement Term of 730 consecutive Calendar Days and the agreement amount increased by $27,588.52 for a Revised Agreement Amount of $916,241.52.

 

Background/Explanation:

Three AHUs in STAR Center’s main building 100 have reached their useful life expectancy.  Replacement of these AHUs with new energy efficient units and updated energy management controls will allow the County to provide the air conditioning and heating required for the comfort of its tenants in the areas served by those unit.
