Approval and execution by the County Administrator of the contract for sale and purchase between the County and 2500 34th Street, LLC (Seller) for the acquisition of South County Service Center building (Building) situated on County owned parcel #10-31-16-82161-001-0010 at 2500 34th Street North, St. Petersburg, FL 33713, as depicted on Attachment B.
• On February 27, 2018, the County entered a Lease with Option to Purchase (Option) for the Building.
• On November 19, 2024, the Board of County Commissioners (Board) approved the exercise of the option to purchase the Building for $10,177,062.92.
• On November 19,2024, the Board adopted Resolution 24-82 authorizing the County Administrator execute the instruments necessary for completion of the purchase transaction (Granicus Item 24-1648A).
• Funding for South County Service Center Replacement/Purchase Project 004992A is contingent on approval of the FY25 carryforward amendment by the BCC.

Summary:
Approval and execution of the Contract for Sale and Purchase fulfills one of the terms of the Option and specifies the terms of the purchase transaction as agreed to by the County and the Seller.
Background/Explanation:
On February 27, 2018, the County entered a Lease with Option to Purchase with the Seller for the Building. The Pinellas County Tax Collector and the Pinellas County Property Appraiser took occupancy of the 40,000 square foot building in August of 2020. On November 19, 2024, the Board approved the exercise of the Option and authorized the County Administrator to execute the necessary documents to complete the purchase transaction.
Fiscal Impact:
Funding for South County Service Center Replacement/Purchase Project 004992A is contingent on approval of the FY25 carryforward by the BCC.

Authority for the County Administrator to sign this Contract for Sale and Purchase is granted under Resolution No. 24-82.
