Summary

Belleair Development LLC alleges ownership of a parcel of land located at 7440 62nd Terrace N., Pinellas Park.  In 1985, the property was deeded to the Dixie Junior Rebels, a Florida not-for-profit corporation, with the caveat that “[i]n the event the property is abandoned or not used for athletic purposes, then the property shall revert to the County of Pinellas, State of Florida, for Recreational and Athletic Purposes.”  Previously, on May 20, 2026, following its notification to BDRS that Belleair Development intends to develop affordable housing on the parcel under the Live Local Act, Belleair Development filed suit against Pinellas County for quiet title and seeking a declaratory judgment that Pinellas County has no legal interest in the property at issue.

County Administration has requested the County seek title to and possession of the property in question under the terms of the deed.  Due to the posture of the litigation, a counterclaim was filed to preserve the County’s rights and interests.  If this action is not ratified, the counterclaim can be voluntarily dismissed.
