Approval and execution by the County Administrator of the Lease (Lease) for temporary office space located at 3165 McMullen Booth Road, Building B, Clearwater (Premises), to be occupied by the Clerk of the Circuit Court (Clerk) during the construction of the new North County Service Center.
• The demolition of the existing North County Service Center and the construction of the new North County Service Center is tentatively scheduled to begin in early 2025.
• The Clerk must relocate their existing operations and public services to a temporary office location to meet the needs of Pinellas County citizens.
• The Premises is well situated for convenient access by the public.
• The Premises is 7,466 square feet.
• The Lease term will be for three (3) years from October 1, 2024, to September 30, 2027, and may be extended for up to two (2) one (1) year renewal terms.
• The monthly lease amount will be $17,028.70 per month which is the sum of the base rent of $12,126.03 and the pro-rata share of real estate taxes, insurance, and common area maintenance of $4,902.67.
• The Fiscal Impact for Fiscal Year 2025 (FY25) is $216,470.43.
• Funding for this contract is sufficiently included in the FY25 Budget of the Department of Administrative Services in the General Fund.

Summary:
Approval and execution of the Lease will provide temporary office space for the Clerk during the demolition and construction of the new North County Service Center.
Background/Explanation:
Pinellas County is scheduled to begin construction of the new North County Service Center located at 29582 US Highway 19 N, Clearwater in first quarter or 2025, at which time the demolition of the existing facility will occur. The Clerk must relocate their operations and public services to a temporary office space to meet the needs of Pinellas County citizens. The Premises is well situated for convenient access by the public, has adequate space for the Clerk’s operations, and will be built out to meet the Clerk’s needs for serving Pinellas County citizens.
Fiscal Impact:
Fiscal impact for Fiscal Year 2025 (FY25) is $216,470.43.
Funding for this contract is sufficiently included in the FY25 Budget of the Department of Administrative Services in the General Fund.
